Can you help if I can't visit the property in person?+

Yes. Most of our work is done remotely, which is exactly why buyers abroad use us. We review the listing, documents and public records, and where an in-person look is needed we coordinate with an independent local professional and report back to you in English.

Do you replace my lawyer, notary or surveyor?+

No, and we never claim to. We are independent buyer-side advisors. We help you understand what could go wrong and what needs checking, then hand you a clear list of questions for the licensed professionals who carry out the formal legal, technical and cadastral work.

Do you translate Italian property documents?+

We provide practical translation support and plain-English explanation of buyer-provided documents, messages and process steps. We do not provide certified translations, legal translations, legal advice, notarial review, cadastral verification or technical certification. Where formal interpretation or legal meaning matters, we help you identify the right questions for a licensed professional.

How are you different from the estate agent?+

The agent is usually paid when the sale closes. We are paid only by you, the buyer, and earn nothing from any sale. Our job is not to sell you a property — it's to help you understand whether you should buy it.

How quickly do I get the report?+

Italian paperwork is slow; we are not. Turnaround depends on the package and how much documentation exists, but a Quick Check is typically days, not weeks — fast enough that you're never the one being rushed into a deposit.

I've already signed or paid a deposit. Is it too late?+

Not necessarily — it depends on what you signed and the conditions in it. Tell us where you are in the process and we'll give you an honest view of your position and what to check or raise before the next step.
